Apartment Renovation in Dubai

An apartment renovation in Dubai is shaped as much by the building as by your plans. So we start with the rules: working hours, lift bookings, approvals and the services you cannot move. After that, we design the rooms, build the joinery in our Ras Al Khor workshop and fit it with our own team.

What changes, and what stays

Apartment renovation starts with what the building allows

Every tower has its own management rules. Most limit noisy work to set hours. Many also ask for an approval before any work begins. For that reason, we ask for your building name early. We then confirm what the management requires, so the quote reflects it.

Some things are also fixed, however. Drainage stacks, fire alarm and sprinkler lines, and the main air-conditioning ducts usually belong to the building. As a result, a bathroom rarely moves far from its current position, and the kitchen sink tends to stay near its riser.

Even so, there is plenty to change within those limits. In a typical apartment renovation, the biggest gains come from:

  • a kitchen with storage built to the full height of the room
  • a bathroom refit with a new vanity, tiling and fixtures
  • fitted wardrobes that use every centimetre between columns
  • doors, skirting and wall finishes that finally match
  • lighting that suits how you actually use each room

Scope

What an apartment renovation can include

In practice, most clients choose a few of these rather than all of them. We also price each item separately, so you can see where the budget goes.

Kitchens

New cabinets, worktops and appliance housings, or a makeover that keeps the layout. Our kitchen renovation page also covers both routes.

Bathrooms

Vanities, tiling, showers and fixtures, connected to the existing drainage. You can also read more about bathroom renovation.

Bedrooms and wardrobes

Fitted wardrobes, storage beds and dressing areas sized to the room. There is more on bedroom renovation as well.

Living and dining

Media walls, wall panelling and dining storage. Our living room renovation page also explains the options.

Walls, ceilings and paint

Gypsum bulkheads, ceiling repairs and a full repaint, finished with careful interior painting.

Doors and storage

Interior doors, shoe cabinets and the awkward corners an apartment always has. A spare room can also become a proper storage room.

Why joinery leads

Built to the walls you actually have

Apartment walls are rarely square. In addition, columns, window boxes and air-conditioning units also take space in unexpected places. Since we make the joinery ourselves, we build it to the measured room rather than to a catalogue size.

This matters most in compact apartments. For example, a wardrobe that runs to the ceiling holds far more than a standard unit, and a kitchen that wraps a column loses no storage at all.

Process

How we plan an apartment renovation

We plan the work so that the noisy parts happen within the building’s permitted hours.

  1. Visit and building check We measure and photograph the apartment. We also ask about access, hours and approvals.
  2. Drawings and finishes You see the layout and choose materials from physical samples before anything is cut.
  3. Itemised quotation Each part of the work is priced separately, with exclusions stated clearly.
  4. Workshop build Meanwhile, the joinery is made in Ras Al Khor, which keeps dust out of your home.
  5. Site work First the trades prepare walls, services and finishes. Next, our team installs the joinery.
  6. Handover Finally, we walk the apartment with you and return to close any snags.

Building work in Dubai follows the Dubai Building Code, alongside any rules your building or community sets.

Budget

What affects the cost of an apartment renovation

We do not publish a standard price, because two apartments of the same size can need very different work. Instead, the following factors decide most of the cost:

  • how many rooms are included, and whether layouts change
  • the cabinet material and finish, such as veneer, lacquer or laminate
  • tiling, stone and fixtures chosen for kitchens and bathrooms
  • the amount of plumbing, electrical and gypsum work involved

Building rules also play a part, because they shape how long the work takes on site. For instance, restricted hours can stretch the time on site, and some towers require extra protection for corridors and lifts.

For an accurate figure, send photos, rough sizes and your building name. After that, we confirm what can be done and price it line by line. You can also read our guide to comparing joinery quotations.

Questions

Apartment renovation FAQs

Do I need approval from my building management?

Most Dubai towers ask for an approval or a notification before renovation work starts. The requirements vary between towers, so we check them with you at the first visit. Where the building asks for drawings or contractor details, we prepare our part of that paperwork.

Can I live in the apartment during the renovation?

Often you can, particularly when the work covers one or two rooms. However, a kitchen or bathroom refit makes daily life harder for a period, so we discuss the sequence with you before work begins.

Can you move the kitchen or bathroom?

Usually only a short distance, because both depend on drainage that the building controls. Therefore, we confirm what is possible on site rather than promise a layout first.

Do you renovate villas as well?

Yes. Villas usually give more freedom with layouts and outdoor areas. See our villa renovation page for how that work differs.
