Gypsum Works in Dubai

Gypsum works shape a room before anything else goes in. Partitions decide where the walls are, while bulkheads and ceilings decide where the light comes from. So we set out the gypsum around the joinery, the lighting and the air-conditioning, rather than leaving them to fit around it later.

Scope

What our gypsum works include

Each of these starts as a light metal frame, which is then boarded and finished smooth for paint.

Partition walls

New walls can divide a room, create a dressing area or close off a study. In addition, we can add insulation inside for better sound separation.

Bulkheads

Bulkheads hide ducts, pipes and beams. For example, a bulkhead over a kitchen can close the gap above tall cabinets.

Suspended ceilings

A new ceiling on a metal grid gives a flat surface while leaving room for services above. Our ceiling renovation page covers repairs to existing ceilings.

Coves and recesses

Coves hold concealed LED strips, while recesses can take curtain tracks or blinds. As a result, the hardware disappears into the ceiling.

Niches and wall features

Recessed niches suit bathrooms, entrances and media walls, because we frame them as part of the wall.

Moisture-resistant board

Bathrooms, kitchens and laundry areas especially need board made for damp rooms. Therefore, we specify it wherever humidity is high.

Working with the joinery

Gypsum works that line up with everything else

The best gypsum work is invisible because everything lines up. For example, a bulkhead finishes exactly at the top of the wardrobe, and the downlights sit on the same line as the kitchen run.

That only happens when the levels are set out together. Since we also build the joinery, we draw the gypsum and the cabinets on the same plan. Then the electrician and the AC technician work to the same lines.

Good practice

What to plan before gypsum works start

Where the light points, switches and sockets will go
Access panels for AC units, valves and drains
Fixing points inside walls for TVs, shelves or heavy cabinets
Sound insulation between bedrooms or a home office
Board type for wet or humid rooms

Fixings deserve special attention. Gypsum board on its own does not hold heavy loads. So, if a TV, a wall-hung vanity or tall shelving will sit on the wall, we add timber or metal backing inside the frame before the boards close.

Building rules also apply. In apartments, for instance, sprinklers and fire alarm heads belong to the building, so the ceiling has to work around them.

How gypsum works run on site

Set-out We mark walls, levels and ceiling lines on site from the drawings.
Framing Next, metal studs and ceiling grids are fixed in place.
Services While the frame is open, electrical and AC trades run their lines.
Boarding Then the boards go up, with backing where heavy items will hang.
Finishing Joints are taped and skimmed until the surface is smooth.
Paint Finally, the walls and ceilings are primed and painted.

Budget

What affects the cost of gypsum works

We price gypsum works on the area and the detail involved. The main factors are:

square metres of wall or ceiling
the number of bulkheads, coves and niches
insulation and moisture-resistant board
access panels and backing for fixings
ceiling height and access

The finish level matters too. A ceiling under strong side light needs a smoother finish than one in a store room, so we agree the standard in advance.

Can a gypsum wall hold a TV or cabinets?

Yes, provided backing is built into the frame before boarding. We plan those positions with you first.

Is a gypsum partition soundproof?

Not completely. However, insulation inside the wall and sealed edges improve sound separation noticeably.

Can you build gypsum in a bathroom?

Yes, as long as we use moisture-resistant board and the correct waterproofing behind any tiles.

Do you only do gypsum as part of a renovation?

No. We also take on gypsum works on their own, such as a new partition or bulkhead.
