Townhouse Renovation in Dubai

A townhouse renovation works with a narrow plan, shared walls and a staircase at the centre of the home. Every metre counts, so we plan storage, light and circulation together. Then we build the joinery in our Ras Al Khor workshop to the rooms we measured.

  • Floor by floor Ground, first and roof levels planned as one.
  • Shared walls Noise and fixings considered on party walls.
  • Community rules We check approvals before work starts.
  • Own workshop Kitchens, wardrobes and stairs made to measure.

Townhouse

Plan first

What makes a townhouse renovation different

A townhouse usually has two or three floors, but only a narrow footprint. As a result, the staircase, the kitchen and the storage compete for the same few metres. A change on one floor often affects another. For example, moving a kitchen can change where pipes run through the ceiling below.

We therefore look at the whole house before we draw a single room. During the visit, we note:

  • where daylight reaches and where it does not
  • the walls you share with neighbours
  • the pipes, drains and AC units that limit a layout
  • the storage you have and the storage you need
  • what your community allows you to change

Scope

What a townhouse renovation can include

Kitchen

A new layout or a refreshed one, including an island where the room allows. See kitchen renovation for the options.

Staircase

New treads, cladding and handrails, often with storage built underneath. Our staircase renovation page explains the work.

Bedrooms and wardrobes

Fitted wardrobes make small bedrooms work harder, while a bedroom renovation can also change the walls and ceiling.

Bathrooms

Vanities, tiling and fixtures, planned around drainage that may serve the floor below.

Maid’s room and storage

The small room off the kitchen often becomes storage, a study or a laundry. See maid’s room renovation.

Floors and finishes

Painting, ceilings and tiling works tie each floor together.

Approvals

Community rules and shared walls

Most Dubai townhouses sit in managed communities. Inside the house, finishes and joinery rarely need approval. However, structural changes, external alterations and some wet-area work often do. So we ask for your community name at the start, and you confirm the rules with your community management before we begin.

Shared walls need care too. For instance, drilling and fixing into a party wall can carry noise to your neighbour. Therefore, we plan heavy joinery and TV walls on internal walls where possible.

If you live in Arabian Ranches, our notes on the Emaar NOC process show how one developer handles approvals.

Process

How a townhouse renovation runs

  1. Visit We measure every floor and note services, light and storage.
  2. Plan Then we draw the layout for each floor together.
  3. Approvals After that, you confirm any community approvals the work needs.
  4. Workshop Meanwhile, we build the joinery in Ras Al Khor.
  5. Site work Then the trades complete demolition, services and finishes in order.
  6. Installation Finally, our team fits the joinery and walks the house with you.

Building work in Dubai follows the Dubai Building Code, alongside any rules your building or community sets.

Budget

What affects the cost of a townhouse renovation

We price every townhouse renovation after the visit, because no two houses start from the same place. The main factors are:

  • how many floors and rooms are included
  • whether the kitchen or bathrooms change layout
  • the amount of joinery and its finish
  • staircase work and storage under it
  • community approval requirements

Phasing helps many owners. For instance, you can renovate the ground floor first and the bedrooms later. We then keep the finishes consistent, so the phases still look like one house.

Before we visit, send photos of each floor, rough sizes and your community name.

Questions

Townhouse renovation FAQs

Can we live in the townhouse during the work?

Often, yes, if we work one floor at a time. However, a kitchen or the only bathroom being out of use makes it harder.

Do I need approval to renovate inside my townhouse?

It depends on the community and the work. Finishes and joinery rarely need it, but structural or external changes usually do.

Can you add storage under the stairs?

Yes. We build drawers, cupboards or a small desk into the space, depending on its shape.

Do you also renovate villas and apartments?

Yes. See villa renovation and apartment renovation.
