Fit-Out in Mohammed Bin Rashid City
Fit-out in Mohammed Bin Rashid City is our home ground, because the whole development sits ten minutes from our workshop in Ras Al Khor. It is not one community but a cluster of them: District One on the lagoon, Sobha Hartland by the sanctuary, Meydan around the racecourse, and the villa districts in between. We design, build and then install for all of them.
So the first question we ask is which district you are in, because it changes the approvals, the access rules and how the joinery is built.

Fit-out in Mohammed Bin Rashid City: every district
MBR City stretches from Downtown to Nad Al Sheba and holds a dozen distinct communities. Because of that, we keep separate drawings for towers, townhouses and the large lagoon villas, and each district also has its own page.
District names follow the master plan. If yours is not listed, then send the building or plot number and we will confirm the rules before you commit to anything. See also District One, District 11, Sobha Hartland, Meydan and Al Merkadh, or the full list on areas we serve in Dubai.
What fit-out in Mohammed Bin Rashid City covers
Most of our work in MBR City is one of six things, so here they are. Each one starts with a measured survey, because a lagoon villa and a Hartland apartment need very different set-outs.

Full-height apartment wardrobes built in lift-sized sections, as well as dressing rooms for the villa districts. See also fitted wardrobes.

This is also the piece that gives an open-plan living room its focal point, so cables, ventilation and the soundbar are designed in. See also TV units and media walls.

New kitchens for the villa districts, together with the stone top and the appliances you choose, or a refit of a handover kitchen. See also custom kitchens.

Seating, panelling and concealed storage for a villa majlis, all designed at the same time as one room. See also majlis design.

Pantry, laundry and entrance storage, because these are the rooms every handover plan leaves bare. See also laundry and utility storage.

Desks, storage walls and reception counters for home offices as well as the commercial units along Meydan Road. See also office renovation.
How a fit-out runs, start to finish
Plans and survey
Before handover we work from the developer’s plans, then we measure the real walls as soon as you have access, because the two rarely agree.
Drawings and approval
Before anything else, you receive the layout, the materials and physical samples. For anything fixed to the structure we also supply the trade documents, and the work follows the Dubai Building Code.
Fixed quotation
Priced line by line, so you can add or drop an element without renegotiating the whole job. Then nothing goes to the workshop until you sign it off.
Manufacture
Then we build during the handover period in Ras Al Khor, so the joinery is ready when the keys are. The dust happens in our workshop, not your new hallway.
Installation
Finally our own fitters install in one to three days, usually the week you move in. We also protect the new floors and clear up at the end of each day.
Materials and finishes for fit-out in Mohammed Bin Rashid City
Most homes here are new, so a fit-out in Mohammed Bin Rashid City has to match a handover finish and then outlast it. Three options, however, cover most of the work we do here.
Moisture-resistant board
- Best for
- Carcasses for kitchens, bathrooms and laundries, especially anywhere water may reach.
- Finish
- Laminate or melamine inside, together with sealed edges throughout.
- Watch for
- Swelling at the base when a pipe drips, which is the usual failure, so every edge is sealed.
Laminate and melamine
- Best for
- Wardrobe interiors, utility rooms and especially children’s rooms that take daily knocks.
- Finish
- Hundreds of colours and wood-grain prints, so there is always a match.
- Watch for
- Visible joints on long runs, so we plan the panel layout before cutting.
Veneer and lacquer
- Best for
- The visible faces, in other words the part you touch every day.
- Finish
- Veneer where the grain matters, otherwise sprayed lacquer where you want a clean colour.
- Watch for
- Mixing the two on one piece, so we sample both together before we commit.
Fit-out detail
Finally, here are seven plates from recent work. Each one was drawn for a specific room, and that is the only reason any of them fit.

FAQs about fit-out in Mohammed Bin Rashid City
Can you fit out a home before we move in?
Yes, if we survey two to four weeks before handover. We build during the handover period, then install in one or two days once you have the keys.
Which approvals apply in MBR City?
Internal joinery needs none. Towers need a work permit from building management, while villa districts need community approval for external work under the Dubai Building Code. We supply the documents either way.
How quickly can you come for a survey?
Usually within two working days, because the workshop is ten minutes away. Send a photograph and rough sizes first, so we bring the right samples.
Do you work in the District One mansions as well?
Yes. Mansion work is bespoke, with dressing rooms, libraries and a majlis, so we plan it in stages and price each stage separately on the District One page.
How long does an apartment package take?
Three to five weeks from approved drawings, although it depends on the rooms. Installation then takes one to three days inside the building’s permitted hours.
What does it cost?
Every piece is priced separately, so you can compare like with like. Our quote checklist explains what a complete quotation should include.
