Carpentry in District 11
Carpentry in District 11 usually starts the week the keys arrive. The villas and townhouses in Opal Gardens, The Fields and the Millennium Estates hand over well finished but almost empty, so owners need wardrobes, a pantry, a media wall and often a pergola before they move in. We design all of it, build it in our Ras Al Khor workshop ten minutes away, and install it as one package.
Because the district is still being built out, we also know the handover snags, and we plan the joinery around the air-conditioning grilles rather than fighting them.

Carpentry in District 11: every community
District 11 sits on the Nad Al Sheba side of MBR City and holds several gated communities from different developers. Because each one has its own standard kitchen and wardrobe specification, we keep measured drawings for each.
Community names follow the developers’ plans. If yours is not listed, then send the plot number and we will confirm before you commit to anything. We also cover Nad Al Sheba, Meydan and Mohammed Bin Rashid City, and the full list is on areas we serve in Dubai.
What carpentry in District 11 covers
Most of our work in District 11 is one of six things, so here they are. Each one starts with a measured survey, because the handover plan and the built house rarely agree.

Full-height units for townhouse bedrooms, as well as walk-in dressing rooms for the larger villas. See also fitted wardrobes.

A media wall or slatted screen that gives the open ground floor a focal point, with cables and ventilation designed in. See also TV units and media walls.

Pull-out larders, laundry shelving and a store cupboard that finally works, because these are the rooms every plan leaves bare. See also laundry and utility storage.

Upgrade the standard kitchen with new fronts, a stone top and better storage, or otherwise rebuild the run entirely. See also kitchen makeovers.

Hinged, sliding and pivot doors made to the opening rather than the catalogue. See also interior doors.

The space under the stair that most new villas waste, and also the one that returns the most storage per dirham. See also staircases.
From handover to installation
Plans and survey
Before handover we work from the developer’s plans, then we measure the real walls as soon as you have access, because the two rarely agree.
Drawings and approval
Before anything else, you receive the layout, the materials and physical samples. For anything fixed to the structure we also supply the trade documents, and the work follows the Dubai Building Code.
Fixed quotation
Priced line by line, so you can add or drop an element without renegotiating the whole job. Then nothing goes to the workshop until you sign it off.
Manufacture
Then we build during the handover period in Ras Al Khor, so the joinery is ready when the keys are. The dust happens in our workshop, not your new hallway.
Installation
Finally our own fitters install in one to three days, usually the week you move in. We also protect the new floors and clear up at the end of each day.
Materials and finishes for carpentry in District 11
Carpentry in District 11 has to match a handover finish and then outlast it, so we specify for daily use first and appearance second, and we get both. Three options, however, cover most of the work we do here.
Moisture-resistant board
- Best for
- Carcasses for kitchens, bathrooms and laundries, especially anywhere water may reach.
- Finish
- Laminate or melamine inside, together with sealed edges throughout.
- Watch for
- Swelling at the base when a pipe drips, which is the usual failure, so every edge is sealed.
Laminate and melamine
- Best for
- Wardrobe interiors, utility rooms and especially children’s rooms that take daily knocks.
- Finish
- Hundreds of colours and wood-grain prints, so there is always a match.
- Watch for
- Visible joints on long runs, so we plan the panel layout before cutting.
Veneer and lacquer
- Best for
- The visible faces, in other words the part you touch every day.
- Finish
- Veneer where the grain matters, otherwise sprayed lacquer where you want a clean colour.
- Watch for
- Mixing the two on one piece, so we sample both together before we commit.
Fit-out detail
Finally, here are seven plates from recent work. Each one was drawn for a specific room, and that is the only reason any of them fit.

FAQs about carpentry in District 11
Can you fit everything before we move in?
Yes, if we survey two to four weeks before handover. We build while the house is still with the developer, then install in one or two days once you have the keys.
Do pergolas need approval as well?
Yes. External structures need community management approval, and the Dubai Building Code applies. We draw the pergola to the guidelines and supply the trade documents. Internal joinery needs no approval.
Can you match the handover kitchen and door finishes?
Usually, yes. We take a sample from the house to the workshop and match the laminate or lacquer, then send you a swatch before we cut anything.
How quickly can you come for a survey?
Usually within two working days, because the workshop is ten minutes away. Send the community name and villa type first, so we bring the right samples.
How long does a full package take?
Three to five weeks from approved drawings, although it depends on the rooms. Installation then takes one to three days, usually the week you move in.
What does it cost?
We price each item separately in the quotation, so you can see the wardrobes against the media wall and the pergola. Our quote checklist explains what a complete quotation should include.
Moving into District 11?
Send your community, house type and a few photographs on WhatsApp. Then we survey as soon as you have access and return with drawings and a fixed quotation for the whole package.
