Joinery in District One
Joinery in District One is villa work beside a seven-kilometre lagoon. The Meydan Sobha houses come in contemporary, modern Arabic and Mediterranean styles, from four-bedroom villas to mansions on the water, and they hand over finished but empty. So most owners add dressing rooms, a library, a majlis and a kitchen worth the house, and we build all of it ten minutes away in Ras Al Khor.
Because the villa styles differ so much, we draw every piece for the actual house rather than adapting a standard run.

Joinery in District One: every phase
District One is several phases of villas and mansions around the lagoon, plus apartment residences at its edge. Because each phase has its own villa styles, we keep separate drawings for each.
Phase names follow the developer’s plans. If yours is not listed, then send the villa number and we will confirm the access rules before you commit to anything. We also cover Mohammed Bin Rashid City, Sobha Hartland, Meydan and Nad Al Sheba, and the full list is on areas we serve in Dubai.
What joinery in District One covers
Most of our work in District One is one of six things, so here they are. Each one is drawn for the actual room, because a lagoon-front mansion and a four-bedroom villa need very different set-outs.

Walk-in dressing rooms with islands, lighting and drawer interiors planned around what you own. See also fitted wardrobes.

Bespoke kitchens with stone tops and integrated appliances, together with a separate preparation kitchen where the plan allows. See also custom kitchens.

Seating, panelling and concealed storage for a formal majlis, all designed at the same time as one room. See also majlis design.

Book-matched veneers and fluted panels for libraries, studies and the entrance hall. See also wall panelling.

Low consoles and media walls that respect the lagoon view, with cables and ventilation designed in. See also TV units and media walls.

Full-height veneered doors with concealed frames and brass ironmongery, made to the opening rather than the catalogue. See also interior doors.
From private survey to installation
Survey and brief
We walk the house with you, measure the rooms involved and discuss the finish level. Large houses need a sequence, so we agree it at this stage.
Design drawings
Soon afterwards, elevations, sections and a sample board arrive. For example, a dressing room gets a drawer-by-drawer plan before we price anything. External work follows the Dubai Building Code and the community guidelines.
Fixed quotation
We price by element, so the library and the majlis can proceed on different dates. Read our quote checklist before you sign.
Workshop build
After that, we match the veneers, spray the lacquers and fit the hardware in Ras Al Khor. Then we dry-assemble every piece before delivery.
Installation
Finally our team installs in stages, room by room, and returns for a final adjustment visit once the house has settled.
Materials and finishes for joinery in District One
For joinery in District One the material is the design, so we sample everything in the actual room before we commit. Lagoon light through large glazing also decides a lot. Three options, however, cover most of the work we do here.
Walnut and oak veneer
- Best for
- Dressing rooms, libraries and especially media walls where the grain should read as one surface.
- Finish
- Book-matched across a run of doors, then sealed with a UV-stable lacquer.
- Watch for
- Sun through large glazing, so we keep the darker species away from the glass.
High-gloss and matt lacquer
- Best for
- Kitchens, wardrobes and above all handle-less fronts with push-to-open hardware.
- Finish
- Multiple coats sprayed in the workshop booth, then polished.
- Watch for
- Fingerprints on gloss, so we suggest matt or satin in family rooms.
Stone, brass and glass
- Best for
- Vanities, bar areas and display shelving, in other words where joinery meets other trades.
- Finish
- Stone tops, brass trims and glass shelves integrated with the timber, so one team answers for the whole piece.
- Watch for
- Weight and fixings, so we design the carcass for the stone before it is cut.
Fit-out detail
Finally, here are seven plates from recent work. Each one was drawn for a specific room, and that is the only reason any of them fit.

FAQs about joinery in District One
Can you fit out a villa before we move in?
Yes, if we survey before handover. We build during the handover period, then install once you have the keys, so the house is usable from the first week.
Do you need community approval before joinery starts?
Internal joinery needs no approval. External structures and anything visible from outside do, and the Dubai Building Code applies. We supply the trade documents for the application.
Can you work from my designer’s drawings as well?
Yes, and in fact we prefer it. Send the drawings and the finish schedule, and we return shop drawings for approval. Where there is no designer, our design service prepares them with you.
How long does a dressing room take?
Six to eight weeks from approved drawings, because veneer matching and lacquer curing take time. Installation then takes three to five days.
How quickly can you come for a survey?
Usually within two working days, because the workshop is ten minutes away. Send a photograph and the villa style first, so we bring the right samples.
What does it cost?
We price every element separately, so you can decide room by room. Our guide to comparing joinery quotes explains what to check before you choose a supplier.
