Joinery and fitout in Arabian Ranches
Joinery and fitout in Arabian Ranches is a different job from fitting out a new apartment. The villas here were handed over complete, so the work is almost always a change to something that already exists: a wardrobe that does not reach the ceiling, a kitchen that stops short of the wall, a family room with nowhere to put anything.
First we survey the room, then we draw the joinery, build it in our workshop in Ras Al Khor, and fit it with our own team. Because one company does all of it, nothing is lost between the drawing and the door.

Joinery and fitout in Arabian Ranches: every community
Arabian Ranches is not one estate but three. It is three phases and around thirty named communities, and the houses differ enough that a fitted run drawn for one street will not fit the next. Because of that, we work across all of them.
Community names are as published by Emaar and current Dubai area guides. If your street is not listed, then send the plot number and we will confirm before you commit to anything.
What joinery and fitout in Arabian Ranches covers
Most of our work in the Ranches is one of six things, so here they are. Each one starts with a measured survey of the actual room, since the drawings that came with the villa rarely match what was built.

Drawn to the room, rather than to a catalogue. Internal lighting, drawer banks, and doors that clear the ceiling line. See fitted wardrobes.

Keep the carcasses and change the fronts, or rebuild the run entirely. It is also usually the fastest way to change how a villa feels. See kitchen makeovers.

This is also the piece that decides how the family room works. Cables, ventilation and soundbar all designed in. See TV units and media walls.

It also suits the majlis, the entrance hall or a study. Timber, veneer or a painted MDF profile. See wall panelling.

The two rooms a villa always has and never has enough storage in. See laundry and utility storage.

This is the space most Ranches villas waste completely, and also the one that returns the most storage per dirham. See staircases.
How a fit-out runs, start to finish
Survey
We visit the villa and measure every wall that matters, then photograph the space. Send the plot number first and we will check the community access rules for that gate.
Drawings and approval
First you receive the layout, the materials and physical finish samples. For anything fixed to the structure we also supply the scope and our trade documents, because Emaar community management asks for them. The work follows the Dubai Building Code.
Fixed quotation
Priced line by line, so you can add or drop an element without renegotiating the whole job. So nothing goes to the workshop until you sign it off.
Manufacture
Then we cut, assemble and finish everything in Ras Al Khor. This is where most of the calendar time sits, and it is also why the villa stays liveable: the dust happens in our workshop, not your hallway.
Installation
Finally our own fitters arrive, usually for one to three days on a villa. We also protect the floors, contain the work area and clear up at the end of each day.
Materials and finishes for joinery and fitout in Arabian Ranches
A pale veneer that looks calm in a showroom can turn yellow under a west-facing window, so we choose the finish for the room rather than for the catalogue. Three options, however, cover most of the work we do here.
Veneer
- Best for
- Living rooms, studies, wardrobes where the grain should carry the room.
- Finish
- Clear matt, satin or a stained tone to match existing timber.
- Watch for
- Fading under direct west light. We specify a UV-stable lacquer over it.
Sprayed lacquer on MDF
- Best for
- The flat, seamless face that modern interiors lean on. Kitchens and utility rooms.
- Finish
- Any RAL or matched colour, matt to satin. Repaints cleanly later.
- Watch for
- Chip repair on corners. We specify a rounded edge rather than a sharp one.
Solid timber
- Best for
- Tables, stair treads, handrails and anything that carries weight.
- Finish
- Hardwax oil or a lacquer that can be sanded back rather than replaced.
- Watch for
- Movement in air-conditioned rooms. We acclimatise stock before machining.
Fit-out detail
Finally, here are six plates from recent work. Each one was drawn for a specific room, and that is the only reason any of them fit.

FAQs about joinery and fitout in Arabian Ranches
Do you need Emaar approval before starting?
Yes, for anything fixed to the structure. We supply the scope, the drawings and our trade documents, so you can submit the application. Most owners handle the submission themselves, but we are happy to read it before it goes in. Our Emaar NOC guide lists what the application needs from each side.
Which communities do you actually cover?
All three phases, from Al Reem and Alvorada through to the Golf and Polo Homes, and every community in Arabian Ranches 2 and 3. Then send the plot number and we will confirm.
How long does a fitted wardrobe take?
It is around three to four weeks from approved drawings to installation, and then one day on site. Because we cut everything in the workshop, the villa stays liveable throughout.
Can we stay in the villa while you work?
Almost always, and most families do, so we plan for it. We assemble in short on-site windows, protect the floors, and leave the space usable at the end of each day. Anything with a strong smell we finish and cure before it arrives.
Will the new joinery match what is already there?
That is the point of a measured survey rather than a catalogue. So bring a photograph, an offcut or a mood board, and the drawings will match the skirting, the door profile and the existing timber tone.
What does a fit-out cost?
It depends on the run length, the finish and the internal fittings, so we quote after the survey. The survey and the drawings are free, and we itemise the quotation so each element carries its own price.
Can the pieces move with us?
Often yes. Tell us at the survey if you rent or expect to relocate, and we will design modules that unbolt and travel rather than a fully built-in run.
