Fit-Out in Maryam Island

Fit-out in Maryam Island is apartment work on a new waterfront. The Eagle Hills buildings hand over with white walls, a basic kitchen and open wardrobes, so the owner finishes the home. We measure, build in our workshop and then install within the building’s rules.

Because Maryam Island is in Sharjah, between Al Khan and Al Mamzar, we plan the logistics first. Then we build everything in sections that fit the lift.

01 · The brief

Why fit-out in Maryam Island is its own job

Maryam Island is a new district, so most apartments are either freshly handed over or being prepared for rent. The one, two and three bedroom layouts are efficient, which means furniture has to be exact. A bed that is 10 cm too long blocks the wardrobe door. For that reason, we build beds, wardrobes and media units to the wall, not to a catalogue size.

Tower logistics matter as much as the design. Each building has a work permit process, a service lift with a size limit and permitted working hours. So we check all three at the survey. Then we design every piece in sections that fit the lift, and we book the slot before the delivery day.

Many of the owners we meet here are furnishing for tenants or for short-term lets. In that case, we suggest hard-wearing laminates, hidden fixings and finishes that clean easily. However, for an owner-occupier we go further, with veneers, lighting and a dressing room if the layout allows it.

02 · Capability

What we build: fit-out in Maryam Island apartments

03 · Recent work

Recent apartment fit-out work

Apartment pieces like these make up most of the fit-out in Maryam Island briefs we receive. We built each one in sections, then assembled it inside the apartment.

04 · Method

From survey to installation

Fit-out in Maryam Island needs a sequence, because the building controls access. We agree it with you at the survey, and then we handle the permit, the lift booking and the delivery.

01

Survey

Before anything else, we measure the apartment and check the lift, the corridor and the loading bay. Tower access decides how we build the pieces, so we look at it first.

02

Drawings

Following that, you receive a layout, the materials and finish samples. In addition, we note every section that must fit through the lift.

03

Building approval

Most towers also need a work permit and a security deposit. We then supply the method statement and the trade documents that management asks for.

04

Manufacture

Then we cut and finish everything in our workshop. As a result, the only noise on site comes from assembly and fixing.

05

Installation

Finally, our fitters work inside the building’s permitted hours, protect the common areas and leave the apartment clean.

05 · Material

Materials and finishes for fit-out in Maryam Island

Sea air and air conditioning are a demanding combination for any fit-out in Maryam Island. So we choose materials that stay stable and clean easily.

M / 01

Moisture-resistant board

The carcass material for kitchens, bathrooms and laundries, especially anywhere water may reach. It does not swell at the base when a pipe drips, which is the usual failure.

M / 02

Laminate & melamine

Hard-wearing and economical, especially for wardrobe interiors, utility rooms and children’s rooms. Hundreds of colours and wood-grain prints, so there is always a match.

M / 03

Veneer & lacquer

The visible faces, in other words the part you touch every day. Veneer where the grain matters, sprayed lacquer where you want a clean colour. Both also get sealed edges.

So we use moisture-resistant boards throughout and seal every edge. If you are comparing suppliers, our guide to comparing joinery quotes explains what to look for in a specification.

FAQs about fit-out in Maryam Island

Do you need a permit from the building to fit furniture?

Fixed joinery usually needs a work permit from building management, and some towers ask for a refundable deposit. We supply the method statement, the trade licence and the insurance documents. Loose furniture, however, needs no permit.

Will a large wardrobe fit in the lift?

Yes, because we design it that way. We build every unit in sections sized to the service lift we measured at the survey. Then we assemble it in the bedroom.

Can you furnish a whole apartment for rental?

Yes. We regularly fit out one and two bedroom apartments for landlords: wardrobes, beds, a media unit and entrance storage, in finishes that handle tenant use. In short, one fixed quotation covers everything.

How long does an apartment fit-out take?

Three to five weeks from approved drawings, depending on the number of rooms. Installation itself takes one to three days inside the building’s permitted hours.

Do you travel to Sharjah for a survey?

Yes, the survey is free within Dubai as well as Sharjah. Send a photograph and the building name first, and we will give you a budget range before the visit.

What finishes suit a sea-facing apartment?

Moisture-resistant carcasses with sealed edges, and laminate or lacquer faces. Veneer also works well indoors, but we avoid solid timber on balconies unless it is a hardwood built for outdoor use. See our materials guide.
