Plumbing Works in Dubai

Plumbing works in a renovation decide what the layout can be, especially in kitchens and bathrooms. A sink can only go where water can drain away, and a vanity only works if the trap fits inside it. So we plan the plumbing with the joinery from the start. Our plumbing subcontractor then installs it under our contract and tests it before anything is closed up.

Limits

What plumbing works can and cannot move

Water supply pipes are flexible to reroute. Drainage, however, needs a steady fall to the main stack. That is why toilets and showers rarely move far, especially in apartments where the stack belongs to the building.

At the survey, we check:

where the existing drains and stacks run
whether a new position allows enough fall
the condition of visible pipes and valves
water pressure at the taps and shower
any building rules on plumbing changes

As a result, the layout we draw is one that will actually drain.

Plumbing works that fit the cabinets

Pipes and cabinets compete for the same space. For example, a sink cabinet needs room for the trap, the supply, a filter and sometimes a waste disposer. If these are not planned, the drawer you wanted becomes a cupboard with a hole in its back.

So we draw the plumbing positions on the joinery drawings first. Then the plumber sets the pipes to those positions, and the cabinets arrive ready to fit.

Process

How plumbing works fit into a renovation

Survey Initially, we locate drains, stacks and valves and check the pressure.
Layout Next, fixture positions are agreed on the drawings.
First fix While walls are open, the plumber runs pipes and connects drains.
Pressure test Before anything is closed, the plumber tests the system for leaks.
Finishes Then tiling, gypsum and joinery go in around the pipes.
Second fix Finally, the plumber connects the fixtures and checks them with you.

What affects the cost of plumbing works

We price plumbing works after the survey. These factors matter most:

how far fixtures move from their current position
whether new drainage is needed
the number of fixtures and appliances
concealed cisterns and wall-hung fittings
the condition of existing pipes

Hidden problems can appear once walls are open. For instance, an old pipe may need replacing even if it looked sound. We therefore explain how we handle anything we could not see at the survey.

Before we visit, send photos of the room, the fixtures you want and where you would like them. We will then check what the drainage allows.

Who carries out the plumbing?

Our experienced plumbing subcontractor does the work, under our contract and on our programme. Meanwhile, we coordinate it with the joinery, tiling and electrical work.

Can you move a toilet in an apartment?

Usually only slightly, because the building’s drainage stack is fixed. We confirm what is possible at the survey.

Do you test the pipes?

Yes. We pressure-test new pipework before walls, floors or cabinets cover it.

Can you fix a leak behind my cabinets?

Yes. We remove what is needed, repair the leak, and then repair or replace the affected joinery.
