Fit-Out in Al Sufouh
Fit-out in Al Sufouh moves between three worlds, so no two jobs look alike. Al Sufouh 1 is a quiet strip of private villas behind the beach, Al Sufouh 2 is apartments and offices around Knowledge Park and Media City, and the Palm gateway brings tower rules into the mix. We design, build and then install for all three, from our workshop in Ras Al Khor.
So the first question we ask is which side of Al Sufouh Road you are on, because it changes the access rules, the permits and how the joinery is built.

Fit-out in Al Sufouh: every pocket of the district
Al Sufouh is small on the map but varied on the ground, from sea-facing villas to serviced apartments and office floors. Because of that, we keep separate drawings for villas, towers and commercial units.
If your building is not listed, then send the name and we will confirm the access rules before you commit to anything. We also cover Emirates Hills, Bluewaters Island and Pearl Jumeirah, and the full list is on areas we serve in Dubai.
What fit-out in Al Sufouh covers
Most of our work in Al Sufouh is one of six things, so here they are. Each one starts with a measured survey, because sea air, sun and building rules all change what we specify.

Full-height apartment wardrobes built in lift-sized sections, as well as dressing rooms for the beachside villas. See also fitted wardrobes.

A media wall that hides the cables and anchors an open-plan living room, with ventilation designed in. See also TV units and media walls.

New kitchens for villa refurbishments, together with the stone top and the appliances you choose. See also custom kitchens.

Reception counters, storage walls and meeting-room panelling for Knowledge Park and Media City offices. See also office renovation.

A slatted wall divides a serviced apartment without closing it, and it also hides the cables behind it. See also feature walls.

Moisture-resistant vanities with stone tops, because sea air and bathrooms are the hardest test for joinery. See also bathroom vanities.
How a fit-out runs, start to finish
Survey
We measure the apartment and check the service lift, the corridor and the loading bay, because tower access decides how every piece is built.
Drawings and permit
Before anything else, you receive the layout, the materials and finish samples. Then we prepare the method statement and trade documents that building management asks for, and the work follows the Dubai Building Code.
Fixed quotation
Priced line by line, so you can add or drop an element without renegotiating the whole job. Then nothing goes to the workshop until you sign it off.
Manufacture
Then we cut, assemble and finish everything in Ras Al Khor, in sections that fit the lift. As a result, the only noise on site comes from assembly and fixing.
Installation
Finally our fitters work inside the building’s permitted hours, protect the common areas and leave the apartment clean at the end of each day.
Materials and finishes for fit-out in Al Sufouh
Sea air, strong sun and air conditioning are a demanding combination for any fit-out in Al Sufouh, so we seal every edge and keep the darker veneers away from the glass. Three options, however, cover most of the work we do here.
Walnut and oak veneer
- Best for
- Dressing rooms, libraries and especially media walls where the grain should read as one surface.
- Finish
- Book-matched across a run of doors, then sealed with a UV-stable lacquer.
- Watch for
- Sun through large glazing, so we keep the darker species away from the glass.
High-gloss and matt lacquer
- Best for
- Kitchens, wardrobes and above all handle-less fronts with push-to-open hardware.
- Finish
- Multiple coats sprayed in the workshop booth, then polished.
- Watch for
- Fingerprints on gloss, so we suggest matt or satin in family rooms.
Stone, brass and glass
- Best for
- Vanities, bar areas and display shelving, in other words where joinery meets other trades.
- Finish
- Stone tops, brass trims and glass shelves integrated with the timber, so one team answers for the whole piece.
- Watch for
- Weight and fixings, so we design the carcass for the stone before it is cut.
Fit-out detail
Finally, here are seven plates from recent work. Each one was drawn for a specific room, and that is the only reason any of them fit.

FAQs about fit-out in Al Sufouh
What does a tower need before you can start?
A work permit, usually with a refundable deposit, plus our trade licence, insurance and a method statement. We prepare all of it, so you sign nothing until it is ready.
Do the Al Sufouh 1 villas need approval as well?
Internal joinery, however, needs no permit. External structures need Dubai Municipality approval under the Dubai Building Code, and we supply the trade documents for that application.
Can you fit out an office near Knowledge Park?
Yes. We work from the landlord’s fit-out guide, supply drawings for approval and build the joinery in the workshop. See the office renovation page for examples.
What finishes suit a sea-facing apartment?
Moisture-resistant carcasses with sealed edges, together with laminate or lacquer faces. We also keep dark veneers away from direct sun, because it fades them.
How long does an apartment package take?
Three to five weeks from approved drawings, although it depends on the rooms. Installation then takes one to three days inside the building’s permitted hours.
What does it cost?
Every piece is priced separately in the quotation, so you can compare like with like. Our quote checklist explains what a complete quotation should include.
