Villa Renovation in Dubai

A villa renovation gives you more freedom than an apartment, because you control the whole property. That freedom brings more decisions, though. So we plan the villa floor by floor, check what your community allows, and then build the joinery to the rooms we measured.

Freedom and limits

What a villa renovation can change

First of all, most walls, ceilings and finishes inside a villa are yours to change. For example, a kitchen can open into the family room, or a ground-floor bedroom can become a study. Bathrooms can move further than in an apartment, provided the drainage allows it.

However, villa communities still have rules. Developers and community managers usually control anything visible from the street, such as exterior colours, extensions and boundary walls. Some also need an approval for internal work. In Arabian Ranches, for example, we explain the process on our Emaar NOC page.

Structural changes need particular care. Before any wall is removed, its role has to be confirmed, so we raise this at the survey rather than assume.

Scope

Villa renovation, room by room

In practice, most villa projects combine several of these areas. We plan them together, so the finishes match from room to room.

Kitchen and family room

New cabinets, islands and pantries. Our kitchen renovation page covers the choices.

Bedrooms and dressing rooms

Fitted wardrobes and walk-in storage. You can also explore dressing room renovation.

Stairs and landings

Treads, handrails and under-stair storage. See our work on wooden staircases.

Majlis

Seating, panelling and joinery for hosting guests. Our majlis design page has the details.

Garage and utility

Storage, durable floors and laundry space. Read more about garage renovation.

Exterior and garden

Repainted walls, pergolas and outdoor furniture. Start with exterior painting.

Consistency

One set of details across the villa

A villa has many rooms, so small inconsistencies add up. For example, door styles, skirting heights and cabinet finishes should repeat from one floor to the next. For that reason, we agree a short list of materials and details at the start.

Then every room follows it. As a result, the villa feels designed as a whole, even when you renovate it in stages.

Process

How a villa renovation runs

  1. Survey We measure each floor and record services, access and community rules.
  2. Approvals check Next, we confirm which approvals the developer or community needs.
  3. Design and samples You approve drawings and finishes for every room in scope.
  4. Quotation Each room and trade is priced separately.
  5. Workshop and site Meanwhile, joinery is built in Ras Al Khor while the trades prepare the rooms.
  6. Handover Finally, we walk the villa with you, floor by floor.

Building work in Dubai follows the Dubai Building Code, alongside any rules your building or community sets.

Budget

What affects the cost of a villa renovation

Villas vary widely in size and condition, so we price every villa renovation from a survey. These are the main factors:

  • the number of rooms and floors included
  • layout changes and any wall removal
  • kitchen, bathroom and wardrobe specifications
  • ceiling, lighting and electrical upgrades
  • exterior work, such as painting and outdoor joinery

Age matters too. For instance, older villas may need rewiring or new plumbing once walls are opened. We therefore explain at the survey which parts we can see and which we cannot.

You can phase the work to suit your budget. In that case, we plan the whole villa first and then build one stage at a time.

Questions

Villa renovation FAQs

Do I need approval to renovate my villa?

Often, yes, especially for exterior changes. Requirements depend on the developer and community, so we check them with you before work starts.

Can we live in the villa during the renovation?

Usually, if the work is phased by floor or by room. We discuss which rooms stay usable before we start.

Can you remove internal walls?

Only once the wall’s role is confirmed. Some walls carry load, and those need a structural assessment and approval first.

Do you renovate garden areas?

We handle exterior painting, pergolas and outdoor joinery. For landscaping and pools, however, you will need a specialist.
