Carpentry in Al Khawaneej

Carpentry in Al Khawaneej means working in large, family-built villas rather than developer houses. Al Khawaneej 1, 2 and 3 have big plots, big kitchens and a majlis in almost every home. So the joinery is generous too, and it is usually designed for a family that will stay for decades.

We are a family business from Ras Al Khor, ten minutes down the road, and we have fitted majlis rooms, kitchens and wardrobes here since the 1990s.

01 · The brief

Why carpentry in Al Khawaneej is its own job

Al Khawaneej is an established Emirati residential district beside Mushrif Park, divided into Al Khawaneej 1, 2 and the newer 3. Each owner’s own architect designed the villa, so the rooms are large and the layouts vary. A typical house has a formal men’s majlis, a family majlis, a dining room for twenty and a kitchen with a separate preparation area.

That scale changes the joinery. For example, a majlis wall may run twelve metres, so we set out the panelling so that the joints land where the seating breaks. Kitchens need two runs and a large pantry, and the wardrobes are often full dressing rooms. In addition, many families have extended or are rebuilding, and the joinery must suit the new structure as well as the old.

Because these are private plots, internal joinery needs no community approval. Extensions and external work need a Dubai Municipality permit under the Dubai Building Code, and we supply the trade documents when a job includes them. Most of our work here comes by recommendation between families, which is how we prefer it.

03 · Recent work

Recent work in large family villas

Carpentry in Al Khawaneej homes serves gatherings above all. These pieces also show the scale and the finish we work to.

04 · Method

From survey to installation

We fit out large villas room by room, so we agree the order with you at the survey. The majlis usually comes first, because it is the room guests see.

01

Survey & brief

Before anything else, we walk the house with you, measure the rooms involved and discuss the finish level. Large houses need a sequence, so we agree it at this stage.

02

Design drawings

Soon afterwards, elevations, sections and a sample board arrive. For example, a dressing room gets a drawer-by-drawer plan before we price anything.

03

Fixed quotation

We price by element, so the library and the majlis can proceed on different dates. Read our quote checklist before you sign.

04

Workshop build

After that, we match the veneers, spray the lacquers and fit the hardware in Ras Al Khor. Then we dry-assemble every piece before delivery.

05

Installation

Finally, our team installs in stages, room by room, and returns for a final adjustment visit once the house has settled.

05 · Material

Materials and finishes for carpentry in Al Khawaneej

Carpentry in Al Khawaneej is a long-term purchase, whether it is a majlis wall or a twenty-seat table. These are the materials we recommend for that life.

M / 01

Walnut & oak veneer

Book-matched across a run of doors so the pattern reads as one surface. As a result, this is the finish most high-end briefs ask for.

M / 02

High-gloss & matt lacquer

Multiple coats sprayed in the workshop booth, then polished. Handle-less fronts with push-to-open hardware suit it especially well.

M / 03

Stone, brass & glass

We integrate stone tops, brass trims and glass shelving with the joinery, so one team is responsible for the whole piece.

We also work in solid walnut, teak and oak for tables and doors. If you are comparing suppliers, our guide to comparing joinery quotes explains what a proper specification looks like.

FAQs about carpentry in Al Khawaneej

Do you design the majlis as well as build it?

Yes. We measure the room, propose the seating layout, the panel set-out and the storage, and then show you samples of the veneer and fabric. Many families also ask for a matching entrance door. See the majlis design page for examples.

Can you work in a villa that is being rebuilt?

Yes, and we prefer to join early. We work from the contractor’s drawings, agree wall positions and services, and then install once the plaster and flooring are done.

Do I need a permit for internal joinery?

No. Internal work needs no permit. Extensions, boundary walls and external structures need Dubai Municipality approval under the Dubai Building Code, and we supply the trade documents for that application.

How big a dining table can you make?

Up to four metres in one piece, and longer in two sections with a hidden joint. We reinforce the tops so they stay flat in air conditioning. See the dining tables page.

How long does a majlis take?

Six to eight weeks from approved drawings for panelling, seating and storage together. Installation takes three to five days.

Can you repair or repaint old joinery instead?

Yes. Where the doors and panels are sound, we refinish them in the workshop for much less than replacement. Send a photograph and we will tell you which makes sense.
