Exterior Painting in Dubai
Exterior painting in Dubai has to cope with strong sun, high heat, humidity near the coast and fine dust. If paint goes over chalky or cracked render, it simply peels again. So we start with the surface: cleaning, repairing and priming it before any colour goes on.

- Villa walls Facades, parapets and courtyards.
- Boundary walls Garden and perimeter walls.
- Trims Railings, gates and exterior woodwork.
- Community rules Colours checked before work starts.

Approvals
Check the rules before exterior painting
Many Dubai communities, especially newer ones, control exterior colours. Developers and community managers often publish an approved palette, and some require an approval before any exterior work. Otherwise, changing a villa’s colour can lead to a request to repaint.
For that reason, we ask for your community name at the start. You can then confirm the permitted colours with your community management before we order paint. Where the developer needs details of the work, we provide our part of the information.
If you live in Arabian Ranches, you can read our notes on the Emaar NOC process for an example of how approvals work.
Preparation
How we prepare walls for exterior painting
The surface decides how long the paint lasts. Therefore, preparation takes most of the time on an exterior job.
Cleaning
Dust, salt and old chalky paint stop new paint from bonding. So we wash and brush the walls first.
Crack repair
Fine cracks are opened, filled and sealed. Larger cracks, however, may point to movement that needs investigating first.
Render repairs
Before painting, we cut back loose or hollow render and patch it.
Primer
Repairs and bare render get a suitable primer. As a result, the finish coats dry evenly.
Protection
We also cover windows, doors, floors and plants before spraying or rolling begins.
Weather timing
In summer, we avoid painting walls in direct midday sun, because hot surfaces dry the paint too quickly.
Scope
What exterior painting can include
- Villa facades, parapets and courtyard walls
- Boundary and garden walls
- Columns, arches and decorative bands
- Metal railings and gates, after rust treatment
- Exterior timber, such as pergolas and doors
Timber outside needs its own finish. For example, a wooden pergola needs an exterior stain or oil rather than wall paint, and it needs recoating more often.
Access matters too. Two-storey facades usually need a tower scaffold or ladders, and we plan that around your garden and driveway.
Process
How an exterior painting job runs
- Survey We inspect the walls, note cracks and agree the colours.
- Approval check Next, you confirm the colour with your community, if required.
- Protection and access Before work starts, we cover windows, floors and plants and set up access.
- Preparation Walls are cleaned, repaired and primed.
- Finish coats Then the colour is applied in suitable weather conditions.
- Handover Finally, we walk the exterior with you and touch up any marks.
Building work in Dubai follows the Dubai Building Code, alongside any rules your building or community sets.
Budget
What affects the cost of exterior painting
Every exterior is different, so we price exterior painting after a survey. The main factors are:
- the wall area and the number of storeys
- the condition of the render and the amount of repair
- railings, gates and timber included
- access, scaffolding and protection
- the paint system chosen
Colour changes cost more, because a big shift in colour needs extra coats. On the other hand, repainting in the same colour on a sound surface is usually the quickest job.
Before we visit, send photos of each elevation, your community name and the colour you want. We will then explain what preparation the walls need.
Questions
Exterior painting FAQs
Do I need permission to repaint my villa?
Often, especially if you change the colour. Check with your community management, and we will provide details of the work if they ask.
When is the best time of year for exterior painting?
The cooler months are easiest. Even so, we can paint in summer by working early and avoiding walls in direct sun.
Can you fix cracks before painting?
Yes. Fine cracks are filled and sealed. For larger cracks, however, we first check whether there is movement behind them.
Do you paint apartment balconies?
Balcony walls are usually part of the building’s facade, so building management controls them. We can advise once you have their requirements.
