Interior strip-out ยท Homes and offices

Demolition Works in Dubai

Demolition works are the first stage of most renovations, and they set the tone for everything after. After all, a careless strip-out damages floors, pipes and neighbours’ patience. So we treat interior demolition as a planned job: services isolated, rooms protected and debris removed the same way it came in.

  • Services isolated Water and power made safe first.
  • Protected Floors, lifts and common areas covered.
  • Debris removed Taken away according to building rules.

Strip-out

What we do

Interior demolition works, not structural demolition

Our demolition works cover the inside of homes and offices only, rather than whole buildings. We remove old kitchens, bathrooms, wardrobes, ceilings, tiles and non-structural partitions before the new work goes in.

We do not demolish buildings or structural walls. If a wall might carry load, a structural engineer must assess it, and the right approval must be in place before anyone touches it. Similarly, if we suspect hazardous materials in an older property, specialist testing comes first.

That boundary therefore keeps your renovation safe and properly approved.

Scope

What our demolition works include

Kitchen strip-out

We remove cabinets, worktops and tiles, so the room is ready for the new layout. Our kitchen renovation page shows what comes next.

Bathroom strip-out

Tiles, fixtures and old waterproofing come out until we reach a sound base. See bathroom renovation for the rebuild.

Ceilings and bulkheads

Damaged or outdated gypsum ceilings removed. After that, new ones follow through our gypsum works.

Partitions

Non-structural gypsum or block partitions come out when you want to open up a room.

Wardrobes and joinery

We take out old built-in furniture carefully. In some cases, you may even reuse the panels.

Flooring

We also lift tiles, timber or carpet wherever the new floor needs a clean base.

Planning

How we plan demolition works safely

Before we remove anything, we check:

  • where water, drainage and power run through the area
  • which walls are partitions and which may be structural
  • access routes for debris and the building’s rules
  • what needs protecting, such as floors that stay
  • noise limits and permitted working hours

Services always come first. The plumber and electrician isolate or cap the lines in the work area, so nobody cuts a live service by accident.

Protection follows straight after. In apartments, we cover lifts and corridors, and debris goes out in bags at the times the building allows. Similarly, we protect driveways and gardens in villas.

Process

How demolition works run

  1. Survey Initially, we identify services, partitions and anything that stays.
  2. Approvals After that, we confirm building or community requirements.
  3. Isolation Then the trades make water and power in the area safe.
  4. Protection Before removal starts, we cover floors, doors and common areas.
  5. Removal Then the strip-out happens in a planned order.
  6. Clear-out Finally, we remove the debris and leave the area ready for the next trade.

Building work in Dubai follows the Dubai Building Code, alongside any rules your building or community sets.

Budget

What affects the cost of demolition works

We price demolition works after a survey. The main factors are:

  • the rooms and materials involved
  • how much protection the job needs
  • access, lifts and distance to the debris point
  • building rules on working hours
  • the volume of debris

Tiles bonded to concrete take longer than gypsum boards, for example. Likewise, a high floor with one goods lift takes more time than a ground-floor villa.

Usually, we price demolition as part of the full renovation. If you only need a strip-out, send photos, room sizes and your building or community name.

Questions

Demolition works FAQs

Can you remove a wall to open up my kitchen?

Only if it is non-structural. If there is any doubt, a structural engineer must assess it first, and you may also need an approval.

Will you take away the debris?

Yes. We bag the debris and remove it according to your building’s or community’s rules.

Will the strip-out damage the floors that stay?

We protect retained floors before work starts and keep heavy debris off them.

Do you only do demolition?

We usually carry out demolition as the first stage of a renovation, because that way the new work starts from a properly prepared room.
